At lease end, a landlord's surveyor will serve a schedule of dilapidations listing the items they say are in disrepair. The single most powerful tenant defence is a properly prepared Schedule of Condition appended to the lease at grant. It fixes, in evidence, what the property looked like on day one, and the tenant cannot be required to put it back into a better condition.
