Structure of a Scott schedule
A typical Scott schedule has columns recording, for each item:
- Item number and description, taken from the schedule
- Lease clause relied on by the landlord
- Landlord's claimed cost
- Tenant's response (admit, deny, propose alternative)
- Tenant's counter-figure, if any
- Comments and supporting evidence
- Final agreed position, where reached
How Scott schedules are used
The Scott schedule is the spine of the negotiation. The two surveyors work through it item by item, narrowing the disputed items and quantifying the gap between the parties. By the time the schedule is fully populated, the case usually settles, or it goes to mediation or proceedings on a defined and bounded set of items.
